Yes, we carry general liability (GL) insurance and commercial auto.

 

How long does it take to get an estimate?

Our goal is to be on-site for a consult either the same day or within 24 hours pending location. Written estimates are provided for all work upon request but we certainly can give you the cost or an idea of the costs verbally upon seeing the project. Decades-long experience coupled with actually performing the work we quote makes pricing become rather simple for us in most cases. 

 

Who will be coming out to give the estimate?

The owner of the company, who also performs the work; no sales representatives.

How long is an estimate good for?

Generally, we hold prices for 30 days. When the markets are volatile, sometimes we can only hold prices for a week.

 

How do you handle the dirty work?

We always aim to leave the job site cleaner than when we arrived. Of course, what we do can be dirty working with machinery and concrete so We tarp our work area and cover areas that can be damaged with wood or mats. We broom sweep and magnetic broom sweep the work area to get any possible debris. We also provide porta potties where applicable.

 

How do you handle over runs?

With any remodeling project, you can’t see everything until exposed. We communicate every exception we see and involve you in the process and solution. Any changes are always discussed prior and agreed upon by you prior to us taking any action.

 

Do you use sub-contractors?

We do not use sub-contractors. If the work is out of our scope of operations, we do not take on the project.

 

Do you have pictures of previous jobs?

Can you bring samples to an appointment?

Yes, we bring samples as well as an iPad to show additional projects.

 

How far do you travel for jobs?

We service all of Monmouth, Ocean, and parts of Middlesex, and Mercer counties in New Jersey.

 

What about payment?

We will work with you to meet your specific needs. Some states do not allow a contractor to get paid a deposit of more than 1/3 of the contract price unless it’s a special order item. Generally, special order materials or items are required to be paid in full when ordering for the job. Our typical payment schedule is a small deposit, 1/3 upon beginning, 1/3 halfway, and final 1/3 at completion.

 

What about contracts and orders?

There are certain criteria in a contract required by some states between homeowners and contractors to pull a permit. Our contracts fulfill all the requirements.

 

Are you licensed?

Yes, we are licensed to build everything we list in our services list.

 

How much should I plan for over runs?

On new construction projects, 10% is a good number. On remodeling projects 10% – 15% is best. If you don’t need it, all the better.

 

Does every remodeling job need a permit?

Building codes vary considerably from one jurisdiction to another. A building permit generally is required whenever structural work is involved or when the basic living area of the home is to be changed. A professional who works in your city or town every day will know the local requirements.

 

Why is it, when I get three different estimates that the prices are so different?

Many factors go into pricing a remodeling job. The most obvious is making sure all estimates have the same materials and scope of work. If you cannot understand all the information, go back and ask the contractor for clarification. If you cannot get satisfactory written results, eliminate that contractor. Quality of work is difficult to show in a written estimate and is also a big factor in cost. This part of the cost difference is usually only confirmed by calling references and/or visiting jobs the contractor has completed. Check references for work completed in the past to see how their work stands up to the test of time and ask for pictures of the specific sort of work you are looking to have done. When a contractor carries all the proper and required licenses and insurances and has a track record of happy customers his prices will be higher than a “Chuck in a Truck” or “fly by night” contractor.

 

What if I need to get in touch with you while my project is in progress (or after hours)?

We give you our cell phone numbers. You can always text or call if you have a pressing issue.

 

What makes your concrete preparation different than others' prep?

The preparation before any concrete work is done whether around a pool or for a driveway is crucial for the longevity of the work. We take care to excavate soil, install and properly compact a new bed of stone, and take into account any drainage that may be needed using pipes or the pitch of the land to move water off the finished surface. 

 

My pavers are sinking, can I lift them install a new base and reuse them?

In nearly all cases, pavers sinking or lifting is caused by either improper base being installed, lack of adequate compaction, or bad drainage by the previous contractor. Pavers, despite what many believe, do not have a very long lifespan and must be well maintained to get the most out of them. To spend money and resources replacing sections where as other sections will still be improperly set eventually causing the same issues makes replacement redundant. We have much better longer lasting options available. 

 

 

Who will be doing my work if I hire you?

We self-perform in-house all work necessary to complete your proposal. The only exception we make is when doing a full bathroom or kitchen renovation, sometimes utilities have to be moved or added to not just simply replaced or reinstalled in which case we call in a licensed professional to do so. 

 

 

Do you warranty or guarantee your work?

We do in fact guarantee everything we do and it will be outlined in our contract specific to your project. We guarantee our workmanship and anything that could occur relating to it, material failures would fall upon the manufacturer. We always choose the best possible materials and enhance them in any way we can to maximize longevity, placing additives in cements and thin sets, sealing stone and natural tile work, reinforcing concrete or using fiber etc etc.

 

 

 

Do you rent heavy equipment?

We don’t rent out any of our track loaders or excavators, however, we would be happy to work with your budget needs on a daily cost basis with operator or by the job all-inclusive pricing. 

 

 

 

 

I’m looking to remodel my kitchen or bathroom but I’m not sure how I could maximize my space with the best possible layout, could you help?

We can absolutely come out to your home and give you a free consultation with pricing and ideas on what we believe to be your best options. For jobs such as these, we do not give prices or estimates over the phone because many factors go into such projects and we like to be as thorough as possible. 

 

 

 

 

What is your per square foot price?

There really is no such thing as a “per square foot price” when doing custom residential work and the contractors who give them tend to always tack on a litany of changes and extras. An argument can be made when doing repetitive commercial work with predefined specifics that carry over from job to job but this isn’t the case in the vast majority of work we do. Many many factors come into play when quoting a project that reflect either positively or negatively in the cost to you. your custom bathroom, kitchen, or outdoor renovation will never be exactly like someone else’s so we approach every job as unique and price all-encompassing for the complete job. No surprise added costs to you.
